General information
1. Send a text message to +351 910 248 925/+351 910 180 949 and +1 917 443 4965/+1 347 631 8941 (WhatsApp) with any questions or concerns.
2. There is no smoking anywhere on the property, indoors or outdoors. Failure to comply will result in a charge of up to 750€ according to Law 37/2007, de 14 de Agosto, and a penalty for term and condition breach of 200 €.

Payment and storage of credit card information
1. All payments for reservations are done through our website or channel partners.
2. Kalumiprop LLC (Kalumi Aparthotels) website accepts as payment methods: Visa and Mastercard (and direct bank transfer by request).
3. By proceeding with checkout, you acknowledge and accept Kalumi Aparthotels' Terms and Conditions.
Check-in/checkout
1. Check-in: From 16:00 (4:00 p.m.) on the day of arrival.
2. Checkout: By 11:00 (11:00 a.m.) on the day of departure.
3. Early check-in/late checkout: May be available upon request and subject to availability and additional charges.
4. Please remove all your trash and recyclables before checkout. Municipal bins are located down the street from Kalumi at Estrada do Canal.
5. Please leave your keys in the lockbox after checkout.
Cancellation policy
Apartment booking
1. Free cancellation: Available with at least 3 days’ advance notice prior to check-in for refundable reservations. Please note that we only charge for refundable bookings 3 days in advance of the check-in date. As long as guests cancel more than 3 days in advance of their reservation, their debit/credit card will not be charged.
2. Nonrefundable: All cancellations made with fewer than 3 days of notice are nonrefundable.
3. How to cancel: Guests can cancel their reservations through their original booking method. For reservations made through a channel partner (e.g., Booking.com), please cancel through the channel partner. For reservation made directly on the Kalumi Aparthotels website, please contact Kalumi Aparthotels by email or text to cancel: kalumiprop@gmail.com, +351 910 248 925, +351 910 180 949, +1 347 631 8941 (WhatsApp), or +1 917 443 4965 (WhatsApp).
Service bookings
(Includes refrigerator stocking and private chef services)
1. Free cancellation: Available with at least 72 hours’ notice before the scheduled service.
2. Nonrefundable: Cancellations made with fewer than 72 hours’ notice are nonrefundable.
3. How to cancel: Guests can manage and cancel service bookings directly on the website, with automatic refunds processed when eligible.
Apartments
1. Please do not take any items in the apartments as souvenirs. For example, the toiletries are available for your use, but the bottles should remain in the bathrooms after you finish your stay.
2. Toilet plungers are under the kitchen sink.
3. The microwave also acts as a toaster. Instructions are in the kitchen cabinets.
4. Kalumi provides fresh towels and linens on Sundays for stays of more than 7 days.
5. Please do not throw away cloth napkins or placemats. Our staff will wash them after you leave.
6. Two-bedroom apartment: If you open ground-floor bathroom window, only open from the top to prevent theft.
7. Only use knives on provided cutting boards.
8. For pet-friendly units, we provide pet towels, feeding bowls, and feeding placemats in the kitchen cabinets.
9. Dishwasher pods are under kitchen sink.
10. Please use coasters on wooden surfaces.
11. Quiet hours are from 22:00 to 8:00.
12. In case of apartment key loss, the amount of 20 € will be deducted from deposit.
Common areas
1. Guests have access to a shared terrace equipped with: a traditional Portuguese churrasqueira (BBQ), a pergola, tables, and chairs.
2. Guests are kindly asked to clean up after use and respect other guests.
3. Lemons from our trees and herbs from our garden are available for your personal use. But please leave some for other guests, and do not strip the plants bare.
4. Please clean barbecue grill with provided brushes and remove any ashes after use. Please clean BBQ utensils after use and return them to the churrasqueira. Utensils should remain in the BBQ area for all guests’ use.
5. Speakers are not allowed in common areas. Please use earphones to play music in common areas of Kalumi.
6. Please do not water the trees or plants.
7. Quiet hours are from 22:00 to 8:00. If not respected, local authorities will be informed and penalties will be applied.
Pets
1. Pets are allowed at Kalumi property.
2. Please take your pets off the Kalumi property to relieve themselves and remove their waste afterward. We strive to keep our streets clean for ourselves and our neighbors.
3. All pets must be leashed in common areas of Kalumi, such as the patios, terrace, and side walkway.
Damages
Kalumi reserves the right to charge for any damages to the property incurred by guests/pets and missing items after stays by charging the credit card used to pay for the reservation.
Emergency rules
1. In the event of an emergency such as a fire, please evacuate the building by the front door of the apartment and exit to the street.
2. First-aid kits, fire extinguishers, and blankets are provided in each apartment as per AL license requirements.
Allergies
Guests are responsible for informing Kalumi about any food allergies that relate to the refrigerator stocking and private chef services. Kalumi assumes no responsibility for allergic reactions or illness that result from nondisclosure of food allergies and sensitivities. Kalumi adheres to regulations for food handling and preparation.
Video surveillance
Security cameras are placed outside, pointing over the patio and terraces for safety reasons.

All add-ons can be booked directly on the Kalumi Aparthotels website or by calling/texting Kalumi Aparthotels.
Refrigerator stocking services
1. Basic package: Includes fresh local produce such as vegetables, fruit, jams, and mustards.
2. Extra package: Adds premium local items based on seasonal availability.
3. Fulfillment: Stocking is completed prior to check-in.
4. Ordering deadline: Orders must be confirmed at least 24 hours before check-in.
Private chef services
1. Available: Monday through Sunday.
2. Start time: Chef arrives at 19:00 (7:00 p.m.).
3. Meal includes: A four-course family-style dinner with snacks, appetizers, main dishes, and dessert. Wine pairings available upon request.
4. Cleanup: The chef will clean the kitchen and dining area after service.
5. Booking deadline: Service must be reserved at least 24 hours in advance.
Modifications and force majeure
Kalumi reserves the right to modify or cancel any service due to unforeseen circumstances (e.g., weather, equipment issues, regulatory changes). In such cases, alternatives or refunds will be offered at our discretion.
Contact and disputes
All inquiries and change requests may be submitted through our website or by contacting us directly. This Policy is governed by Portuguese law. Any disputes will fall under the jurisdiction of the courts of the Beja District.
By completing a reservation or purchasing a service through our website, you acknowledge and agree to the terms outlined in Terms and Conditions.
